Selling your home?

The past few months we have seen a tremendous amount of homeowners getting their homes ready for sale.  It is partially because spring is around the corner and it is that time of year when home sales pick up.  Many homeowners in the Portland area will need to assess their homes to decide what to do to make it look appealing to buyers.

for-sale-signHere are a few tips for things to look for when selling your home.  Look at the exterior of your home and see if you can spot any major issues such as dry rot or bad siding.  If you can spot these items you know that an inspector will catch it.  Look for wood trim on the home that might be cracked badly or might have something growing out of it.  These are major signs that something is wrong.

How does the caulking look on your home?  If you are seeing major cracking in the caulking that is a sign that moisture could be causing problems.  This is typically something that can be fixed easily with little expense.  Inspect the paint job and ask yourself when it was painted last.  If it was painted over 10 years ago you will likely get that called out in an inspection report.  The buyers may even ask you to help pay for the paint job.  Especially look around the front of the home where it is most obvious to see the condition of the paint.

Inspect the interior caulking and paint in the home.  Have you not painted since the home was built?  Did you paint colors that might not appeal to everyone?  Do you have scuff marks on the doors and woodwork in the home?  These are all great questions to ask yourself before putting the home on the market.  You may be used to seeing the condition of your current paint job but the new homeowners will see this as a project they may not want to take on.

The best plan for fixing up the interior is keep it simple.  Paint all the walls using one color of paint that is neutral, light and won’t offend anyone.  I would suggest in most cases painting the ceiling white and the doors and millwork white as well.  It makes the walls stand out when everything is white and brightens the place up which is what people want to see.  If you need help getting your home ready for sale please call Absolute Painting and we will bring our designer out to help assist you.  A little work can go a long ways and possibly get you the sale price you were hoping for.
