Rental homes can often be neglected when it comes to maintenance. Homeowners will often spend money on their own home but will hesitate to take good care of a rental home the might own. Yes you may be able to spend a little less on the quality of some items and get away with it but this is not always the case.

In most cases you will need to paint your rental home each time a tenant moves out of it. Sometimes you can do minor touch up painting if they were clean renters. Other times you may have to do a complete overhaul to the paint job.
I recommend not using cheap paint on a rental home as it will never clean up or be able to be touched up. At Absolute Painting we have some great paints at affordable prices from great companies like Sherwin Williams that will clean and touch up easily. They may not be the products you would choose to paint the interior of your own home but they will hold up well for a rental.
I see many homeowners that go to Home Depot and ask for the least expensive paint they can get to paint a rental or even their own home. They then complain how it takes so many coats to cover or it just gets powdery when they try to wash it. Typically they are only saving about $5 per gallon over something that would not have these issues and may last years longer.
I always recommend using a high quality paint on your exterior even if it is a rental as you are protecting it from the tough weather we have in Portland. The difference between a low quality and high quality product for exterior paint is usually $5-$10 per gallon.
It is really just best to get the opinion of painting contractors as to which products are best for each circumstance. We will often disagree with what some consumer reporting magazines say. We work with the products every day and we prefer to use better products. Doing your homework can go a long ways in choosing paint for your home or your rental home for long term success.
